In the middle of the island, in the traditional village of Kousounari, we offer a project of 2 separate attached houses with a renovation plan and an issued building permit for one of the properties. The houses can easily be connected by an internal door.
The houses were probably built in the 19th century and consist of 5 buildings and 2 walled courtyards with a lot of privacy. The main house is a spacious kamara (a typical Kythirian room with a vaulted ceiling) with a beautiful old fireplace, an extension and a detached oven house. The buildings on second property are all without roof and consist of a main house with an extension and a detached stone shed.
The total built-up area is 142 m2 and the ground area is 278 m2.
The buildings are structurally in good condition but need to be completely renovated.
In the building plan, the kamara is divided into a spacious bedroom with a large closet wall and a living room with a passage to the extension where the bathroom will be located. The oven house will be converted into a fully equiped kitchen. A pergola covered with bamboo will be attached to the oven house.
A stone staircase leads from the courtyard over the entrance gate to a spacious roof terrace. From the terrace you have a beautiful view over the valley towards the surrounding villages including Potamos.
The second property will be transformed into a fully-fledged holiday house with a complete kitchen, a bathroom, a living area and stairs to the mezzanine bedroom, which maintains the open plan feeling of the house. From the living room you can enter through a passage a small extension with a fireplace and a built-in sofa with plenty of storage space. The sofa also offers sleeping space for 1 person. The shed will be converted into a terrace with a pergola covered with bamboo.
The internal layout of both houses can still be adjusted according to the wishes of the buyer.
The house can sleep up to 7 people and is an ideal lock-up and go holiday home for a large family or 2 couples.
The houses also offer excellent possibilities for tourist rental at a low tax rate of 15%.
